Mold Removal in Sun City, AZ
Sun City is the original of its kind, built out largely through the 1960s and 70s, and the mould work here has two drivers that reinforce each other: the age of the housing and the months houses sit empty.
What the age of the stock means
Original plumbing at end of life. Supply lines and drains from the 1960s and 70s are well past their design lifespans. A slow leak inside a wall or under a slab is the classic hidden source in housing of this age, and it wets material for months with nothing visible on the surface.
Older roofs and flashing. Which meet wind-driven monsoon rain from July into September. The water goes into the attic rather than through the ceiling, and the mould shows up weeks later. See monsoon leak mold.
Evaporative coolers, still in place on some homes here, either as the main system or alongside refrigerated air. A swamp cooler adds humidity on purpose, and a leaking supply line or pads left wet through the off season put moisture where you do not want it.
AC condensate, which applies to every house in this valley regardless of age. The air handler produces water all summer, it drains through a condensate line, and a clogged line overflows onto drywall in an enclosed closet. See mold in the AC closet.
The seasonal factor
A very large share of Sun City mold calls arrive in October and November, and they are all the same story: the house was closed from May, something went wrong in June, and nobody found out until the owners came back.
With somebody in the house, a clogged condensate line is a smell and a phone call within days. With nobody there, it runs for four months.
The summer-away page covers what to check on the day you get back and, more usefully, the four-step setup that prevents it: water off at the main, condensate line flushed before you go, AC left running at a setback rather than off, and somebody checking the house monthly.
The water shut-off is the one that matters most. No supply line, water heater, or appliance hose can flood a house whose pipes have no water in them.
What a proper remediation includes
Containment and negative air, removal of contaminated porous material, cleaning and treating non-porous surfaces, HEPA vacuuming and air scrubbing, drying to verified moisture readings, and identifying the water source.
Containment missing from the paperwork means you are not looking at a remediation quote. If it does not say where the water came from, it has skipped the part that decides whether you do this again.

The licensing point
Arizona does not issue a mold remediation licence, so nobody in this state holds one whatever an advertisement says. This matters in a community where a lot of people are choosing a contractor from a mailer.
Four questions worth asking anyone, us included: are the technicians IICRC-certified, will there be containment and negative air, will there be independent clearance testing, and is there a written scope before work starts.
And one that saves money: do I actually need testing? On a visible problem with a known water source, usually not. The is it black mold page is honest about when identification is worth paying for and when it is an adjective you are being charged for.

Frequently Asked Questions
Do you work in Sun City?
Yes. October and November are the busiest weeks there for a specific reason: seasonal residents return and find out what happened while the house was closed up. The visual assessment is free and booking early in that window beats waiting until December.
What is different about Sun City homes?
Age and use pattern. Most of the original housing dates from the 1960s and 70s, which means original plumbing at or past end of life, older roofs, and in some homes an evaporative cooler still in place. Layer on a large seasonal population and you get months of unattended time for a small leak to become a large one.
What does it cost?
Free visual assessment. With samples sent to an independent lab, an inspection is $300–$700. Small contained remediation $500–$1,500, single room $1,500–$3,500, multi-room $3,000–$6,500, HVAC and duct treatment $600–$2,000 and up, extraction and dry-out $1,000–$4,000 and up.
I am on the HOA board. Do you handle multiple units?
Yes, and multi-unit or community work is quoted individually rather than on the residential ranges, because the scope and the access questions are different. Send the details and you will get a number before anything is booked.
